Thank you for choosing to apply for a property through Rentalroom.com Pty Ltd. This is your first step towards securing a rental property tenancy. Your application is important to us in assisting you to find a property which suits your needs.
Please ensure that you complete all information accurately as this will assist us to process your application promptly. We will endeavour to contact you within 2 business days of receipt of your application; however if referees are difficult to contact this process may take longer. You will be contacted and advised the outcome of your application.
You will need to provide a separate application form for all adults wishing to occupy the premises as well as all applicants providing the documentation specified on the Tenancy Application Form. Original documentation to support your application will need to be provided at your first property inspection/interview.

If your application is successful, you will be required to sign the Tenancy Agreement within 24 hours and pay a holding deposit of two week's rent, which will be your two weeks in advance rental payment. This may be paid by cash or cheque. If paid by cheque, you will need to allow 3 days for bank clearance before the Tenancy commencement date.
You will also be required to complete a Debit Authority Form for the on-going payment of rent.
You will need to lodge your Security Deposit with the Rental Deposit Authority and provide us with a receipt as proof of lodgement. This receipt will identify the Bond Number.
Your will receive the keys to the property when you have:
Signed the Residential Tenancy Agreement,
Paid your 2 weeks rent in advance,
Provided proof of the Security Deposit Lodgement with the Rental Deposit AuthorityPrior to collection of the keys.
Becoming a Tenant
Once your Application has been processed and you have been successful in securing a property which suits your needs, you will be required to sign a Tenancy Agreement which will describe the property to be rented and detail your responsibilities.
A Tenancy Agreement is a legally binding document. Please ensure you read the terms of this Agreement thoroughly. We will be happy to answer any queries you may have. When you collect the keys to the property you will receive one copy of the Tenancy Agreement. If you require further copies, these will be provided at a service fee charge of $5.00 per copy.
Condition Report
The Entry Condition Evaulation Report is a record of the property's condition, including fixtures and fittings, prior to your tenancy commencing. You will be given a copy of the Entry Condition Evaluation Report to retain. You will be required to return a signed copy of the Entry Condition Evaluation Report to our office within 2 days to be valid under the terms of the Residential Tenancy Act 1997.
Prior to your vacating the property, you will be required to complete an Exit Condition Evaluation Report and return to us before we can complete the Final Inspection and before we can complete the Claim Form for the Rental Deposit Authority (RDA) which you will need to lodge with the RDA to initiate the refund of your bond.
Security Deposit (Bond)
The Security Deposit (Rental Bond) is 4 weeks rent. All Security Deposits must be paid to the Rental Deposit Authority (RDA) or to a real estate agent who must then lodge the Rental Bond with the RDA. The RDA holds the money until the end of the tenancy. The RDA does not pay interest on bonds held.
A Bond Lodgement Form must be completed by all parties to the Rental Bond. Everyone who contributes to the Rental Bond must sign the form. Tenants may choose to pay and lodge the form directly with the RDA by post or with the property’s real estate agent or directly to Service Tasmania, who will issue several receipts, one of which must be given to the owner or the agent acting on behalf of the owner. The receipt will contain a Bond Number that is needed when claiming the bond back at the end of the tenancy.
At the end of the tenancy, a Claim Form must be completed and lodged with the RDA who will pay out the Security Bond as soon as possible. A Claim Form can only be completed and lodged after:
A final inspection has been carried out
Carpets have been cleaned
Keys are returned
It is your responsibility to leave the property in first rate order, just as it was when your tenancy commenced. You should be aware that all persons named in the Tenancy Agreement are equally responsible for the rent and upkeep of the property.
Paying Rent
Rent is always to be paid in advance and on the day it is due. Your rent will be deducted from your nominated bank account. directly to our Trust Account.
As a tenant, it is your responsibility to pay rent as agreed. Any deviation from the Tenancy Agreement can result in eviction, will be recorded in your credit history and will affect your ability to rent in the future.
Regular property inspections
To assist us to meet our obligations to you and the Property Owner, we are required to carry out regular inspections of all properties under our management. We hold keys for all our properties and ensure that the property is secure when we complete our inspection.
The first inspection will take place one (1) month after the commencement of your Tenancy Agreement and then each four (4) months thereafter. You will be provided with written notice in advance of when we will be conducting our inspection.
Utility Services
It is your responsibility to have gas, telephone and electricity connected in your name and the account finalized and disconnected when you leave. Electricity:

Occupancy
Only those people who have signed the lease are allowed to reside at the property on a permanent basis. If a new tenant wishes to replace an existing tenant you must contact us and an application must be completed and approved before the new tenant is placed on the Tenancy Agreement.
Rent Arrears
As previously mentioned, rent is always paid in advance and on the day it is due. Our Administration Staff will be checking rental payments daily. lf you are not able to meet your rental payment you must contact us fo discus s this problem to avoid eviction.
Breaking the Tenancy
You must notify us immediately if this is likely to occur or if you are aware that it will occur. We will assist you in finding a suitable tenant.
Rent must continue to be paid until the property is relet, and
The tenant must pay Rentalroom.com Pty Ltd the Letting Fee of 2 weeks rental.
Maintenance and Repairs
It is the tenant's responsibility to take care of the property. Any expenditure required other than fair wear and tear, will be your responsibility.
Rentalroom.com Pty Ltd has a dedicated Maintenance Team. You should contact them direct on: 0410 036 304 or complete the Maintenance Request Form and email to: repairs@rentalroom.com.au Section 18 of the Tenancy Agreement details the tenant's responsibilities regarding "Looking after the Premises". Remember: any work done on the following will be at the tenant's cost:
Replacing tap washers
Replacing electrical fuses
Replacing light globes and fluorescent tubes
Broken / cracked glass - which is the fault of the tenant
Keeping guttering clean and free of leaves and debris
Cleaning chimneys once per year
Watering and weeding the garden regularly
Mowing lawns regularly
Lost Keys / Replacement Keys
It is your responsibility to look after the keys to the property. You are required to provide a written request if you require a replacement key. A service fee of $5.00 will be required to issue a replacement key. We are not available after hours to provide a replacement key and/or access to the property.
Vacating Notice / Application to Re-new Lease
At Rentalroom.com Pty Ltd our Tenancy Agreements are "Fixed Term" Agreements, which requires you to advise us of your intention to vacate or negotiate a new lease. This will assist in a smooth transition from the property and the refund of the Security Deposit.
